What We Do
Development management, defined clearly.
Valence coordinates the strategy, diligence, budget, schedule, and team behind a development opportunity. Here is exactly what that means — and what it does not.
01
Opportunity Screening & Preliminary Project Definition
Reviewing a parcel or project concept against ownership status, access, utilities, zoning context, and market setting to determine whether it merits further work.
02
Development Strategy & Execution Planning
Defining the project's strategic direction, the sequence of decisions required, and the plan for moving from concept to execution.
03
Due-Diligence Scope Coordination
Identifying the studies, surveys, and reports a project needs, and coordinating the licensed professionals who perform them.
04
Preliminary Feasibility Coordination
Organizing the inputs — site conditions, cost assumptions, market context — that inform an early feasibility view, coordinated with qualified professionals as needed.
05
Entitlement & Approval-Process Coordination
Tracking the zoning, permitting, and approval steps a project must pass through, and coordinating the professionals who prepare and submit them.
06
Project Budgeting & Schedule Control
Building and maintaining the project budget and schedule, and flagging variances early enough to act on them.
07
Risk-Register Development & Issue Tracking
Maintaining a living record of material risks, open issues, and the decisions required to resolve them.
08
Consultant, Builder & Stakeholder Coordination
Assembling and coordinating the engineers, architects, attorneys, builders, and other professionals a project requires under their own separate agreements.
09
Capital-Partner & Lender-Process Coordination
Organizing the information and process flow between a project and its capital partners or lenders as a deal moves forward.
10
Project Administration & Reporting
Keeping stakeholders informed with clear, regular reporting on status, budget, schedule, and open decisions.
11
Completion, Disposition & Exit Coordination
Coordinating a project's path to completion, builder-takedown, hold, disposition, or another approved exit.
12
Selective Principal Participation
Participating as a principal or joint-venture partner on selected opportunities, when separately structured and documented.
What Valence Coordinates
Valence directs the process: defining scope, setting sequence, tracking budget and schedule, and keeping decisions moving. That coordination role sits alongside — not in place of — the licensed professionals a project requires.
What Outside Professionals Perform
Surveying, civil and structural engineering, environmental assessment, appraisal, legal work, and brokerage services are performed by licensed professionals under their own separate agreements — including, where applicable, JJH Realty for brokerage and LionCrest Infrastructure & Engineering, PLLC for engineering.
Valence Operations Group is not a commodity land buyer, a conventional residential sales team, a loose referral network, a general contractor, a professional engineering firm, an investment adviser, a securities portal, or a crowdfunding platform. Where separate professional services are required, they are arranged under separate, written agreements with the appropriate licensed party.
